These Terms and Conditions apply to reservations made through the Smoky Elite direct booking website. By submitting an inquiry, reservation, payment, or guest form, you agree to these Terms, along with any rental agreement, waiver, house rules, or booking terms provided for your stay.

Reservations and Payments

All reservations are subject to availability, pricing, taxes, fees, guest screening, and approval. A reservation is not confirmed until required payments are successfully processed and the booking is accepted. Guests are responsible for all charges associated with the reservation, including rental charges, taxes, cleaning fees, applicable service fees, approved add-ons, damage charges, and any other amounts shown or agreed to during booking.

Rental Agreement and Waiver

Guests may be required to complete a rental agreement, waiver, guest verification, or other required forms before check-in details are released. Failure to complete required documents may result in delayed access or cancellation.

Security Deposit / Authorization Hold

For direct bookings, Smoky Elite may place an $850 refundable security authorization hold approximately 2 days before check-in. This is not a charge unless damage, missing items, excessive cleaning, rule violations, or other covered costs occur. If no covered issues are identified after checkout, the hold will be released according to the payment processor’s normal timing. The exact release timing may depend on the guest’s bank or card issuer.

Check-In and Check-Out

Standard check-in is 4:00 PM. Standard check-out is 10:00 AM, unless otherwise approved in writing. Early check-in and late check-out are not guaranteed. Unauthorized late check-out may result in additional charges.

Guests, Occupancy, and House Rules

Guests may not exceed the approved occupancy for the reservation. Only registered guests are permitted unless approved in writing. Guests agree to follow all house rules, posted instructions, safety requirements, quiet hours, parking rules, and property-specific guidance. Parties, events, smoking, illegal activity, misuse of amenities, tampering with safety devices, and violations of house rules are not allowed and may result in additional charges, cancellation without refund, or removal from the property.

Amenities and Safety

The property may include amenities such as an indoor pool, hot tub, sauna, golf simulator, game equipment, bunk beds, outdoor spaces, fire features, stairs, decks, and other recreational features. Use of all amenities is at the guest’s own risk. Guests are responsible for supervising children and members of their group at all times. No lifeguard is provided. Guests may not disable, cover, tamper with, or misuse alarms, cameras, locks, sensors, pool equipment, safety devices, or property systems.

Pets

Pets are only allowed if approved in writing and included in the reservation terms. Unauthorized pets may result in additional fees, cleaning charges, damage charges, or cancellation.

Damage and Cleaning

Guests are responsible for damage, missing items, excessive cleaning, unauthorized pets, smoke remediation, rule violations, or costs caused by the guest or anyone in the guest’s group. Charges may be applied to the payment method on file or deducted from a security hold, if applicable.

Cancellations and Refunds

Cancellation terms are determined by the policy shown at the time of booking or otherwise agreed in writing. Refunds, if any, will be handled according to the applicable cancellation policy. Weather, road conditions, travel delays, illness, personal circumstances, attraction closures, or changes in travel plans do not automatically entitle guests to a refund unless required by the applicable cancellation policy or law.

Maintenance and Availability

Smoky Elite makes reasonable efforts to keep the property and amenities in good working order. However, systems and amenities may occasionally require maintenance or experience outages. Guests should promptly report issues. Smoky Elite will make reasonable efforts to address reported problems, but refunds are not guaranteed for temporary outages or unavailable amenities.
